    1. Conclusion of the contract, terms of payment
    The contract between the tenant and landlord is completed when the contract signed by the tenant has arrived at the landlord. The deposit and the balance will be recorded in the contract. If the signed contract or down payment does not reach the lessor by the agreed date, the latter may, without further notice and without compensation, rent the property elsewhere.

    2. Additional costs
    The additional costs (such as electricity, gas, heating, etc.) are included in the rental price, unless they are expressly stated in the contract. Additional costs not included in the rental price will be charged at the end of the rental and must be paid before departure. State taxes such as visitor's tax are usually not included in the rental price.

    3. Handover of the rental property; complaints
    The rental property is handed over to the tenant in a clean and contractual condition. If there is a defect or the inventory is incomplete at the time of delivery, the renter must notify the key holder / landlord immediately. Otherwise, the rental property is considered to be in perfect condition.
    Should the tenant delay the object or not at all, the entire rent remains owed.

    4. Careful use
    The tenant agrees to use the rental property with care, to comply with the house rules and to take into account the other residents and neighbors. In case of damage, etc., the landlord / keyholder is to be informed immediately.
    The rental property may be occupied at the most with the number of persons listed in the contract.
    Sub-rent is not allowed.
    The tenant is concerned that the roommates comply with the obligations of this contract.
    If the renter or roommate violently violates the obligations of careful use or if the dwelling is occupied by more than the contractually agreed number of persons, the landlord / keyholder can terminate the contract without compensation and indemnification.

    5. Return of the rental property
    The rental property is to be returned on time in good condition including inventory. For damages and missing inventory the tenant is liable for compensation.

    6. Cancellation
    The renter can cancel the contract at any time under the following conditions: up to 42 days before arrival: Fr. 100 .-- handling fee
    41 to 10 days before arrival: 50% of the rental price
    9 to O days before arrival: 80% of the rental price
    Substitute tenant: The tenant has the right to propose a replacement tenant. This must be reasonable and solvent for the landlord. He enters the contract on the existing terms. Tenants and replacement tenants are jointly and severally liable for the rent.
    Decisive for the calculation of the cancellation fee is the arrival of the message at the landlord or at the booking office (on Saturdays, Sundays and bank holidays the next business day applies).
    In the case of premature termination of rent, the entire rent remains due.

    7. Force majeure, etc.
    If force majeure (environmental disasters, force of nature, governmental measures, etc.), unforeseeable or unavoidable events prevent the letting or its continuation, the lessor is entitled (but not obligated) to offer the lessee an equivalent replacement object, excluding any compensation claims. If the service can not be provided in full or in full, the amount paid or the corresponding share will be refunded, excluding any further claims.

    8. Liability
    The landlord is responsible for a proper reservation and contractual compliance of the contract. In the case of damage other than personal injury, the liability is limited to twice the rent, unless gross negligence or intent is involved. The liability is excluded for negligence on the part of the renter or co-user, unpredictable or unavoidable negligence of third parties,
    Force majeure or events which the landlord, key holder, agent or other persons hired by the landlord could not foresee or avert despite due care.
    The tenant is liable for all damage caused by him or co-user, the fault is suspected.

    9. Applicable law and jurisdiction
    Swiss law is applicable. The exclusive place of jurisdiction is the location of the rental property.
